estate broker, and we wanted to buy it right then and there. After traveling all
around Costa Rica for a few weeks looking at dozens of other properties, we
returned to this property and bought it. It took us 2.5 years to build the
hotel, and the inauguration of the hotel was celebrated at the end of 2003.
We didn’t plan on selling the hotel so soon after
realizing our dream, but for personal reasons, we will have to return to our
home country in the near future.

Although the hotel has been open for only less
than a year, we have already established professional relationships with some of
the best travel agencies in Costa Rica and abroad, we already appear in the new

Rica), we have had several articles written about us in local and international
newspapers (including the Tico Times, the largest English paper in Costa Rica,
and the Washington Post), and our unparalleled reputation is growing by the

We are the sole owners and operators, with a paid
staff of 9 local workers for housekeeping, maintenance, cooking and gardening.
Being involved in the local community and giving jobs to local women has been a
priority for us (most of our employees are women who have never worked for a
salary before). We have established a working routine and all the employees are
well trained and dedicated workers.

The hotel features 5
casitas (small houses) built on a slope within a mango
plantation, each with 2 Junior Suites (total of 10 suites, each 35 square meters
in area), for maximum privacy. Each suite is differently and tastefully
decorated and all suites are equipped with:

The property is 30,000
square meters (7.5 acres), and the construction area of all the
buildings is approximately 700 square meters (7780 square feet). The property
has 250 meters of road frontage, and the boarder of the property on one side is
by a fence and on the other side is by a beautiful stream. There are thousands
of trees on the property, including mango, banana, lemon, cashew, orange and
more. Water is provided by our own spring and is wonderfully tasty and clean.
There are 3 telephone lines, and a central phone system that provides direct
telephone lines to all the rooms. Internet service is through the telephone
lines and can be connected in any room as well as in the reception and house.
The hotel is located in the
surrounding highlands of the Central Valley of Costa Rica, in
the heart of the rural county of Turrubares. The location is at a convenient
distance from some of Costa Rica’s famous attractions: Turubari Tropical Park,
Carara Biological Reserve, Jaco Beach, Manuel Antonio National Park, to name a
few. Because of its special location and structure, the hotel is ideal for
exclusive hospitality like spa and yoga retreats, or weddings etc.
The weather in this area is as
close to perfect weather as you will ever encounter. At an
elevation of about 500 meters (1600 feet) above sea level, the average
temperature year-round is between 18 and 24 degrees Celsius (65-75 Fahrenheit).
The Rainy Season starts in May and ends at the beginning of December. It usually
rains only a couple of hours in the afternoon every day, but some days it may
not rain at all, and in other it may rain all day. The Dry Season is from mid
December to mid April and basically it does not rain at all during these months.
Many animals call the
property their home, including 2 different kinds of toucans and
many other birds, dozens of butterflies, an armadillo, iguanas, frogs and even a
sloth that appears every now and then and stays on one of the trees for a few
weeks.
This beautiful hotel is a
turnkey operation, and as part of the deal, we are willing to
stay an extra month to train the new owners and make the transition period as
smooth as possible. Alternatively, the hotel can be used as a private family
compound, or as a corporate retreat for a small-mid size company for
executive retreats and workshops.
NET income, from rooms alone (not including food, drinks, commissions etc.), at
50% occupancy is over $140,000 annually.

Some interesting facts
related to the hotel:
· Turubari
Tropical Park – This beautiful new
park is located only 20 minutes from the hotel (and there are no other hotels
near it). The park includes a canopy tour (AKA zip lines), aerial tram, tropical
gardens, butterfly farm, the longest single canopy cable in the country (over a
kilometer long!) and more.
· The Airport in Orotina and the
new highway – a new highway is in construction that would cut the time it
takes to get from our hotel to the airport and to San Jose to 45 minutes, as
well as to the beach. In addition, the future International Airport that Costa
Rica is going to build will be
in the city of Orotina, only 35 minutes from the hotel. This will obviously take
several years to build, but there is no doubt that it will enhance the value if
this investment, as well as all real estate in the area. Costa Rica is said to
be like Hawaii was in the 1950s, in terms of real estate and investment.
· Puriscal
– This is the
closest town to the hotel (25 minutes away). It is a very nice Costa Rican
authentic town where we do almost all our errands (banks, supermarkets, social
security etc.). Our architect, lawyer and accountant are all from Puriscal.
Among other things, there are also two cigar factories in Puriscal, and Puriscal
is world famous for saddle making.
