Built at the turn of the 20th century as a place of respite for weary travelers, the Attwater Villa is a historically unique fixture in the city of Newport. Lovingly renovated and warmly appointed the Inn carries on today, the traditions of it's past.

Neatly tucked away off historic Bellevue Avenue, the Attwater Villa has a unique location central to all activities. The famed mansions, beach and wharf areas are all only a few minutes walk from our front door
. Come relax on our tremendous secluded sun deck at the end of an eventful day in Newport.

Quiet privacy in the heart of all the excitement, the Villa features 8 guest rooms and 4 lavish suites.  All accommodations are uniquely and comfortably furnished with private baths, cable TV, telephone and air-conditioning to make your stay with us a pleasant one. Parking and breakfast are included.

Cottage suites available for larger parties, long-term stays or guests with younger children.

The first level, in addition to the lobby area, offers a formal, sitting room and our breakfast room where a deluxe, continental buffet is served daily. 

The second level offers four rooms and two master suites as well as a quaint, country French sunroom and a secluded sundeck.  The third level contains the same number of rooms as the second and offers two, quiet sitting/reading areas.

Located next to The Main Inn is our charming Turn-of-the-Century cottage with two apartments for families, groups or extended stay visits. Decorated in a contemporary decor, each is designed to provide you with the amenities needed to make your stay with us a pleasant one.

The second floor sleeps four to six persons and offers an eat-in kitchen, two bedrooms each with queen bed, full bathroom, and living room with sleeper sofa.  The third floor sleeps two to four persons and offers a bedroom with double bed and skylight, small bath with shower, kitchen efficiency, and living room with sleeper sofa.

Cancellation Policy: Reservations require a deposit of one night stay plus tax. 14 days prior to arrival $25 handling fee. Within 14 days $25 fee, with balance returned as gift certificate, if room is rented for reserved dates.

Directions: 

From New York, New Jersey & Connecticut

Rte. 95 North to exit 3A in Rhode Island (Rte. 138 East). Follow Rte 138 East for approximately 16 miles. You will cross over two bridges, the second of which is the Newport Bridge (toll). Take the first exit after the Newport Bridge and exit right to the traffic light. Continue Straight to the next light and take a right onto America’s Cup Avenue (this road runs parallel to the harbor area. If this is your first visit to Newport, we recommend a visit to the Gateway Transportation & Visitors’ Center which will be on your right). Follow this road along America’s Cup Avenue and up Memorial Boulevard (through seven sets of traffic lights). Take a left at the eighth traffic light (Bellevue Avenue). Turn right onto Downing Street.
 

From Boston & Points North

From Rte. 128 take Rte. 24 south (to Fall River). At junction of I-195, take right fork (I-195 West). You will pick up Rte. 24 South, again at the next exit after you get onto I-195. Stay on Rte. 24 south for approximately 15 miles (it will become Rte. 114 south and take you into Newport). At the junction of  Rte.214 (Modern Furniture Gallery is on the corner), turn Left onto Rte. 214 South. Continue Straight on Rte. 214 (approximately 2.5 miles), eventually the road curves to the right. You will see Easton’s Beach on your left. Continue straight up the hill (which is Memorial Boulevard at this point) to the light at Bellevue Avenue. Turn right onto Bellevue Avenue. Turn right onto Downing Street.


From T.F. Green Airport

Rte. 95 South to Rte. 4 South. Take Rte. 4 South to Rte. 1 South Continue on Rte. 1 to exit for 138 East. Follow Rte. 138 east. You will cross over 2 bridges, the second of which is the Newport Bridge (toll). Take the first exit after the Newport Bridge and exit right to the traffic light. Continue straight to the next light and take a right onto America’s Cup Avenue (this road runs parallel to the harbor area.  If this is your first visit to Newport, we recommend a visit to the gateway Transportation & Visitors’ Center which will be on your right.). Follow this road along America’s Cup Avenue and up Memorial Boulevard (through seven sets of traffic lights). Take a left at the eighth traffic light (Bellevue Avenue). Turn right onto Downing Street. You will see The Attwater Villa directly in front of you.
